Under the direction of the Loan Administration Manager, the LAIII provides support to multiple relationship managers/lenders (RM). This support includes facilitating loan closings, post-closing follow up to ensure adherence to standards and regulatory requirements. Working directly with Commercial Real Estate customers and associates to solve problems and provide superior customer service.

_*JOB ACCOUNTABILITIES*_

* CUSTOMER SERVICE/TEAMWORK - Provides support to CRE customers and affiliates by solving problems and answering questions to ensure superior customer service. Answer technical questions and research inquiries from lenders and administrative staff to resolve any problems and to ensure customer satisfaction. Works in partnership with RMs as primary liaison with customers, attorneys, inspectors, and title company representatives, during all phases of financing, by keeping them apprised of the loan closing status and any issues that may exist as well as responding to inquiries in a professional and efficient manner. Be prepared to back up LAIII as designated by manager.

* CONSTRUCTION LOAN - After loan is closed/booked, initiate, process and fund monthly construction draws and coordinate third party receipt and review in accordance with established procedures.

* CLOSING - Under moderate direct supervision of manager, expedite the closings of commercial real estate loans by A) Negotiating loan documents and evaluating alternative solutions, B) Implementing and facilitating the exchange of documents on the closing checklist, C) Confirming the appropriate legal documentation is present and terms match those as approved in the credit presentation, D) Coordinating the deal from checklist through booking, E) Ensuring all closing conditions are met, F) Managing RM/borrower expectations on closing time frames by providing excellent customer service, G) Preparing / reviewing / approving loan closing settlement statements, H) Disbursing loan proceeds, I) Ensuring that construction loans are in balance at closing, J) Preparing/Confirming data so loans may be booked properly in the loan system, K) Analyzing title commitment with exceptions, L) Requesting LaserPro documentation (when applicable), M) Preparing escrow trust instructions (when applicable), N) Interfacing with closing agents and customers regarding loan requirements and the necessary preparation for closing, O) Completing accurate loan files, P) Acting as an authorized representative of the company before closing/booking, Q) Analyzing the appropriateness of waiver requests, R) Negotiating accommodations for exceptions, S) Using judgment to determine acceptability of checklist requirements, T)Review insurance and negotiate changes to meet bank requirements, U) Complete all regulatory requirements for loans (Reg B, Reg C, Reg O, etc).

* SYNDICATIONS - Participates in or leads bank group meetings to arrange loan documentation and closing requirements on syndications in which Associated CRE is Administrative Agent. Facilitate negotiations among the Borrower, Borrower's Counsel, Lead Bank Attorney, Associated's Attorney and the Syndication Group. Responsible for ensuring approved credit presentation deal points are appropriately documented in the loan documentation and communicate with member banks on funding requirements.

* POST CLOSING - Monitors post-closing deliverables (Original Documentation; Recorded Documentation) and follow up. Ensure the portfolio administration and risk management of each client relationship is in compliance with established Associated Banc-Corp credit policy, procedure and business strategy as well as commercial and regulatory guidelines. Maintain files with sufficient documentation for third-party review/timely audits. Confirm booking is accurate in the system of record.

* DOCUMENT EXCEPTION REPORT - Confirm receipt and clearing of exceptions after loan closing.

* SYSTEMS - Maintain data integrity for Pipelines; Custom lender; CoreBank/Signature; SalesPro; Nautilus; Shared Drive

* LEARNING AND DEVELOPMENT - Maintain current awareness and understanding of appropriate banking laws, regulations, internal policies and procedures, and fully comply with the same.

* PORTFOLIO ADMINISTRATION - CUSTOMER - Ensure the portfolio administration and risk management of each client relationship is in compliance with established Associated Banc-corp credit policy, procedure and business strategy as well as commercial and regulatory guidelines. Provide support to CRE customers and affiliates by solving problems and answering questions exhibiting superior customer service. Research technical questions and inquiries to resolve any problems and provide excellent customer satisfaction. Provide Partial Payoffs; Letters of Credit; direction on Deposits, Payments and CLIP clearing.





*_Loan Administrator II - CRE_*

* Experience - Required - 4 to 7 Years

o Loan administration, construction disbursement and/or loan closing experience.

o Thorough knowledge of commercial real estate finance, law documentation, accounting and data systems.

o Intermediate experience reviewing and analyzing credit and loan documents.

Strong technical experience in the real estate transaction closings.

* Experience - Preferred - 4 to 7 Years

o Intermediate level of knowledge in all areas of real estate lending including letters of credit, borrowing base lending, multi-phased construction and multiple collateral properties.

* Education - Required

o Bachelor's Degree or equivalent combination of education and experience Business, Finance, Accounting or a related discipline, or equivalent experience.

_*Loan Administrator III - CRE*_

* Experience - Required - 7 to 10 Years

o Loan administration, construction disbursement and/or loan closing experience.

o Thorough knowledge of commercial real estate finance, law documentation, accounting and data systems.

o Intermediate experience reviewing and analyzing credit and loan documents.

o Strong technical experience in the real estate transaction closings.

* Experience - Preferred - 7 to 10 Years
